What Rentec Direct does

Rentec Direct provides tenant and owner ledgers, trust and operating account handling, owner statements, rent collection by ACH and card, tenant screening through a credit bureau relationship, listing syndication, maintenance tracking, and tenant and owner portals. There are two product lines: one for landlords managing their own property and one for professional managers who hold client money and need the owner accounting that goes with it. Pricing is per unit per month against a monthly minimum, at the lower end of what this market charges. The distinguishing fact is ownership. Rentec Direct has been independently held and self-funded since 2007, with no private equity behind it, which shows up in two ways a buyer can measure. Pricing has risen slowly rather than in the steps that follow an acquisition, and support is answered by telephone by staff in Oregon rather than routed through a ticket queue. Yes, in the manager edition: separate trust and operating ledgers, owner draws, statements and management fee calculation, which is what a state licensing audit examines.

Why is it so much cheaper than AppFolio?

Because it is self-funded and has not been repriced by an investor, and because it does not carry the leasing automation, marketing services and mobile depth that AppFolio charges for.

Is the interface a problem in practice?

It is dated rather than broken. Staff who have used other property software adapt quickly; staff who expect a modern consumer web application complain for a fortnight.

Can I manage commercial units in it?

Only basic commercial leases. There is no CAM reconciliation or percentage rent handling.
