What Zillow does

Zillow operates the largest consumer real estate search site in the US, aggregating for-sale and rental listings, home value estimates (Zestimate) and neighbourhood data for free public browsing. That consumer product generates the traffic that Zillow then sells access to through Premier Agent, an advertising programme where agents and brokers pay for prominent placement and lead connections on listings in chosen ZIP codes, frequently including listings represented by a different agent entirely. The commercial mechanism is what a buyer of Zillow-as-a-product needs to understand: consumers never pay, and average cost per connection runs roughly $139 in non-major metros to $223-plus in major ones, with the same lead commonly sold to one to four competing agents simultaneously. Reported lead-to-close conversion sits around 1 to 3 percent, meaning an agent spending $1,500 to $5,000-plus a month in a competitive metro is paying for volume and visibility, not a qualified, exclusive pipeline. Zillow actual customers are individual agents and teams, plus its own Zillow Flex and iBuying-adjacent programmes in select markets.
