Rent Manager

Property management for mixed portfolios, with on-premises deployment and built-in telephony

As of 30 August 2026, Rent Manager's pricing is not published; the vendor quotes on request. Rent Manager is the option for operators whose portfolios refuse to fit one asset class: residential, commercial, self-storage, associations and marinas in one database. Softwr lists it under Real Estate. Rent Manager is made by London Computer Systems, Inc., available on Web, Windows, iOS, Android.

Overview

What Rent Manager does

Rent Manager is made by London Computer Systems, a privately held company founded in 1987 and based near Cincinnati, Ohio. The product handles accounting, leasing, work orders, owner statements and reporting for residential, commercial, association, self-storage, marina and hospitality portfolios, and is sold both as a hosted service and as software installed on customer servers. Two properties set it apart. The first is asset-class breadth on a single database, which matters to regional operators who own apartments, a strip of retail and a storage facility and would otherwise run two or three systems and consolidate in a spreadsheet. The second is deployment choice: the on-premises option means an operator can keep tenant and financial data on its own infrastructure, which still decides deals for organisations with internal policy or insurance requirements that rule out multi-tenant cloud. Built-in VoIP telephony, with calls recorded against tenant records, is unusual in this market and is the reason larger management companies with their own call centres shortlist it. Buyers are third-party managers and owner-operators from a few hundred units to tens of thousands, typically with mixed holdings. The trade-offs are effort and polish. The interface is dense and configuration-heavy, custom reporting rewards someone who learns the report writer properly, and pricing is quoted rather than published, based on unit counts and modules with minimums that make very small portfolios poor value.

What people use it for

  • A regional operator with apartments, retail and self-storage that wants one general ledger across all of them
  • An organisation whose data policy or insurer requires tenant and financial data to stay on its own servers
  • A management company running an in-house call centre that wants calls attached to tenant records
  • A third-party manager that needs owner statements and distributions without a bolt-on accounting product

The honest half

Where it falls short

Concrete and checkable, so you can decide whether any of them matter to you. This is the half of a review a vendor will not write about Rent Manager.

  • The interface is dense and dated relative to newer cloud products, so onboarding site staff takes longer and training costs are real.
  • Pricing is quoted with monthly minimums, which makes portfolios under roughly 100 units poor value compared with published per-unit competitors.
  • Useful reporting depends on someone learning the report writer, and firms that never assign that role end up exporting to spreadsheets anyway.
  • Mobile applications lag the desktop experience, so field staff get a narrower feature set than office users.
  • The partner and integration ecosystem is smaller than Yardi or RealPage, so specialist proptech tools more often need custom API work than an off-the-shelf connector.

Who owns the company?

London Computer Systems, privately held and founder-led since 1987, not a private-equity roll-up.
