Overview
Propertyware is a browser-based property management system aimed specifically at single-family and scattered-site rental portfolios rather than apartment communities. It covers accounting with owner ledgers and statements, maintenance and work order management with vendor portals, leasing and marketing, inspections, and owner and tenant portals. Its distinguishing technical feature is configurability: custom fields, custom screens, custom portal design and a documented open API let an operator model workflows the product does not ship with. The commercial facts matter more than the feature list. Pricing is per unit per month against a monthly minimum, and there is an implementation fee charged on top, typically a multiple of the monthly subscription, so the first year costs noticeably more than twelve times the running rate. The ownership picture matters too. Propertyware belongs to RealPage, which was taken private by Thoma Bravo in 2021 and which concentrates its development on its enterprise multifamily platforms. RealPage has also been the subject of United States antitrust litigation over its revenue management products, which is a live matter for the parent rather than for this product but affects how a cautious buyer weighs a multi-year commitment.
