Overview
Yardi Voyager is the enterprise product of Yardi Systems, a privately held company founded in Santa Barbara in 1984 and one of the two dominant vendors in institutional property software. Voyager runs the general ledger, lease administration, budgeting and operations for multifamily, commercial, affordable, student, senior and self-storage portfolios, with a large catalogue of surrounding modules such as RentCafe for marketing and resident portals, Yardi Payment Processing, procurement, maintenance and investment accounting. What distinguishes Voyager commercially is that it is a genuine accounting platform first and a property system second, which is why owners with investors and auditors choose it over operations-led competitors. The consequence is the pricing model. Yardi quotes per unit per month per module against annual minimums, so the cost grows with both portfolio size and how much of the catalogue the operator adopts, and the catalogue is designed so that each module makes the next one more attractive. Yardi publishes rates only for Breeze, its small portfolio product, from roughly one dollar per unit per month with a monthly minimum; Voyager itself is quoted. Buyers are portfolios in the thousands of units, fund managers and third-party managers reporting to institutional owners. The trade-offs are cost of ownership and dependence. Implementations run months and commonly involve Yardi consultants or a specialist partner; several parts of the interface show their age; and once resident marketing, payments and utility billing run on Yardi modules, the practical cost of leaving is far higher than the licence would suggest.
