What Hemlane does

Hemlane covers listing syndication, applicant screening, lease documents and e-signature, rent collection with automatic late fees, maintenance request intake with a 24 hour repair coordination service, and basic income and expense tracking. Pricing is charged per property with an additional per unit amount on top, and it steps through tiers that add increasingly more human service rather than more software features. The distinguishing element is the local agent network. On the top tier Hemlane assigns a licensed agent in the property market who will show the unit to prospective tenants, meet contractors, carry out move-in and move-out inspections and act on the ground. That is a different proposition from every other product in this category, which sells software and leaves the physical work to you or to a full-service manager charging eight to ten per cent of rent. For a landlord who owns in one city and lives in another, the comparison is not Hemlane against Buildium; it is Hemlane against handing the property to a local management company and losing a tenth of the income. The buyers are remote and accidental landlords with one to twenty units, usually in a market they have moved away from. The trade-off is coverage and depth. Agent availability is not uniform across markets, so the service that justifies the top tier may be thinly staffed where your property is, and the accounting is designed for an owner rather than for a manager, so there is no trust accounting and no route into third-party management.

  • Pricing is a base charge per property plus a charge per unit, so a portfolio spread across many small buildings pays far more than one with the same unit count in a single building.
  • The accounting is landlord-oriented with no trust accounting or owner statements, which rules it out entirely for anyone managing property on behalf of other owners.
  • It is built for small portfolios, so the reporting, bulk operations and staff permission model all become limiting above roughly twenty units.
  • Commercial and HOA property are not supported in any meaningful way, so a mixed portfolio needs a second system.

What does the local agent actually do?

How does the cost compare with a full-service manager?

A full-service manager typically charges eight to ten per cent of collected rent plus a leasing fee. Hemlane charges a flat amount per property and per unit, which is usually cheaper on a well-performing rental and more expensive on a cheap one.

Is agent coverage nationwide?

Coverage is broad in large metropolitan areas and patchy elsewhere. Ask Hemlane to name the agent for your specific market before you buy the tier that depends on one.

Can property managers use it?

No. There is no trust accounting and no owner statement capability, so it is for owners managing their own property.
