Overview
Entrata is a property management platform for United States multifamily operators, built in Lehi, Utah and used across large apartment portfolios for accounting, leasing, resident portals, maintenance, marketing sites, screening, insurance and payments. It began as Property Solutions in 2003 and took a large growth investment led by Silver Lake in 2021 at a valuation above one billion dollars. The distinguishing property is that everything runs on one database rather than an integrated suite of acquired products, which is what operators notice day to day: a lease change is immediately visible in accounting, the resident portal and the marketing site without a nightly sync. The commercial consequence is less discussed. A meaningful share of vendor revenue comes from transaction and ancillary services attached to residents, including payment processing, renters insurance and utility billing, so the software line in the contract is not the total economic relationship. Operators who negotiate only the per-unit licence miss where the money moves. Buyers are conventional multifamily operators from roughly 5,000 units upward, along with student and affordable portfolios. The trade-offs are fit and governance. It is a United States multifamily product first, so commercial, self-storage and international portfolios are poorly served; configuration is less deep than Yardi for unusual ownership structures; and the founder and chairman resigned from the board in 2022 after sending an antisemitic email, with Adam Edmunds appointed chief executive, so the company a buyer signs with today is not the one that built its early reputation.
