Overview
DoorLoop is a browser-based property management system built around a double entry general ledger. It handles trust and operating accounts, owner draws and statements, 1099 preparation, listing syndication to the rental portals, online applications and screening, e-signature, maintenance requests and work orders, and rent collection through its own payments rail. Tenants and owners each get a portal, and the mobile applications cover the field side of maintenance and inspections. The part that changes the arithmetic is the pricing structure. Like most of this market, DoorLoop charges per unit per month but enforces a monthly minimum, so the effective cost per unit for a small portfolio is several times the headline rate. Alongside the subscription, payment processing is a second revenue line for the vendor: card payments carry a percentage fee, ACH terms vary by plan, and the spread on money moving through the platform is part of the business model rather than a convenience feature. That is why rent collection is pushed hard during onboarding. First term pricing is also heavily discounted, so renewal is a step up rather than a flat line. The buyers are third-party managers with roughly fifty to a few thousand units, and larger self-managing landlords replacing spreadsheets or an ageing desktop system. The trade-off sits at both ends. Below the minimum unit count you are subsidising a plan you do not fill, and at the top end the commercial side is thin: CAM reconciliation, percentage rent and complex escalation schedules are not at the level a mixed or institutional portfolio needs.
