Overview
TenantCloud provides listings and syndication, online rental applications, tenant screening, lease templates, rent collection by ACH and card, maintenance request tracking, income and expense recording and basic tax reporting. There are separate portals for landlords, tenants and service professionals, and the mobile applications cover the day to day tasks of collecting rent and logging repairs. Plans are banded by unit count rather than sold by seat. What separates it commercially is who it is built for. Most of this category sells to third-party managers who charge owners a fee and therefore need owner ledgers, trust accounting and licence-grade audit trails. TenantCloud sells to the landlord directly, which lets it price the subscription low and earn instead on the ancillary services: screening reports, tenant insurance, lease documents and the processing margin on rent moving through the platform. For a landlord with a handful of doors that is usually the cheapest legitimate way to get off a spreadsheet. For a manager holding client money it is the wrong shape of product. Buyers are landlords with roughly one to seventy-five units, plus very small management outfits that have not yet needed trust accounting. The trade-off is depth. The accounting is a categorised income and expense record rather than a double entry general ledger, owner reporting is limited because owners are assumed to be the user, and anyone whose portfolio grows into third-party management will have to migrate rather than upgrade.
