Dynamic pricing and market data for vacation rentals and small hotels

From
$19.99/month

The short version

  • Each has a real cost: Apaleo the €400 monthly floor means a property under fifty rooms pays well above the headline €8 per room, so a twenty five room hotel pays €16 per room and the advertised rate is misleading at the small end.; PriceLabs the market dashboard is a separate subscription from the pricing engine, so the widely quoted 19.99 figure is not what most serious users pay per listing.
  • They diverge on capability: Apaleo covers Open REST API, PriceLabs covers Dynamic nightly pricing.
  • Prices and features above were last checked on 31 August 2026.

  • A European hotel group standardising twenty properties on one system with central rate management and DATEV-ready accounting exportsnot PriceLabs

Where each one falls short

Documented limitations, not opinions. Every one is a constraint you would hit in normal use.

Apaleo

  • The €400 monthly floor means a property under fifty rooms pays well above the headline €8 per room, so a twenty five room hotel pays €16 per room and the advertised rate is misleading at the small end.
  • Apaleo ships no point of sale, no spa or golf module and no conference and banqueting system, so full service hotels must buy and integrate three or four more products before the stack is complete.
  • Because the model assumes you assemble the guest-facing layer from the Store, the real monthly cost is the platform fee plus several third-party subscriptions, and that total is nowhere on the pricing page.
  • Support and documentation lean towards developers, so an operator without technical capacity or an implementation partner will find configuration and troubleshooting harder than with a conventional PMS.
  • The product and integration ecosystem is strongest in German-speaking Europe, and North American buyers will find fewer local integrations for payments, tax rules and accounting than a US-focused PMS offers.

PriceLabs

  • The market dashboard is a separate subscription from the pricing engine, so the widely quoted 19.99 figure is not what most serious users pay per listing.
  • The revenue share alternative at one per cent of bookings is a poor deal for high average daily rate properties, where it can cost several times the per-listing price.
  • Market data quality collapses in destinations with few tracked listings, which is precisely where an owner has the least pricing intuition of their own.
  • It will happily discount to zero margin if the base price and minimum are set carelessly, and the tool does not know your cost base, so an inattentive user can lose money faster than they would manually.
  • It prices but does not distribute or manage; you still need a PMS or channel manager underneath, and rate push failures between the two systems are a recurring support burden.

Answered from the vendors’ own pages

Apaleo: What does Apaleo actually cost for a sixty room hotel?

€480 per month for the platform at €8 per room, plus payment processing from 0.6% and whatever Store integrations you add. Below fifty rooms you pay the €400 floor.

PriceLabs: What does PriceLabs cost for ten listings?

Around 19.99 US dollars per listing per month at that volume for dynamic pricing, plus about 9.99 per market for the dashboard if you want the competitor data.

Apaleo: Is API access charged separately?

No. All APIs are included in the per room fee, which is unusual in the PMS market where interface fees per connection are common.

PriceLabs: Should I take the one per cent revenue share instead?

Only if your average nightly rate and occupancy are low. On a listing earning 40,000 dollars a year the revenue share costs roughly 400 dollars against about 240 for the per-listing plan.

Apaleo: Does it include a channel manager?

No. You connect one from the Store, such as SiteMinder, and pay that vendor separately.

PriceLabs: Does it work for hotels?

It connects to Cloudbeds and similar systems and is used by small properties, but it is built around rental demand signals rather than hotel segmentation and forecasting.

Apaleo: Can it run a full service hotel?

Only with additional systems. There is no native POS, spa or events module.

PriceLabs: Can I override the algorithm?

Extensively. Base price, minimum and maximum, seasonal profiles and day-of-week adjustments are all directly editable and reusable across a portfolio.
