Overview
PriceLabs is a dynamic pricing and revenue management platform for short-term rentals, serviced apartments and small hotels. It ingests your own booking history alongside market demand signals and pushes nightly rates, minimum stay rules and orphan-gap adjustments directly to Airbnb, Vrbo, Booking.com and to property management systems including Hostaway, Guesty, Lodgify and Beds24. Alongside the pricing engine it sells market dashboards showing competitor rates, occupancy and future demand for a defined geography. The distinguishing thing is the degree of manual override it permits. Where several competitors treat their algorithm as the product and give you dials at the edges, PriceLabs exposes base price, minimum and maximum bounds, day-of-week adjustments, seasonal profiles, last-minute discounts and far-out premiums, and lets you save a customised profile and apply it across a portfolio. That is why professional managers standardise on it: they can encode a pricing policy rather than accept one. The commercial detail worth noting is that the pricing engine and the market dashboard are separately priced, at roughly 19.99 and 9.99 US dollars per month respectively at low volume, so budgeting from the headline figure alone understates what most users actually buy. Buyers range from single-property owners to managers with thousands of listings, with steep volume discounts that bring the per-unit cost toward six dollars past a hundred properties and a flat portfolio option above sixty units. The trade-off is that PriceLabs assumes competence. Set the base price badly and it will confidently discount into unprofitability, and its market data is thin in destinations with few tracked listings, which is exactly where an owner most wants help.
