What Lodgify does

Lodgify sells a website builder, booking engine, channel manager and reservation system to short-term rental owners and small property managers. You pick a template, connect your listings to Airbnb, Booking.com and Vrbo for two-way calendar and rate sync, and take direct bookings on your own domain with card payments through Stripe. It also covers unified messaging, automated guest emails, rental agreements and a basic owner reporting view. The distinguishing thing is that the direct-booking website is the product, not an accessory. Most rental software treats a website as an afterthought bolted onto a property management system; Lodgify starts from the website and works backwards. The commercial catch is the booking fee: on the Starter and Professional plans Lodgify takes 1.9 per cent of every direct reservation on top of the subscription, and only the Ultimate plan removes it. For an owner doing meaningful direct volume that fee can exceed the subscription several times over, which inverts the apparent price ranking of the tiers. Buyers are individual owners and managers with roughly one to twenty properties who are trying to reduce OTA commission. The trade-off is depth: Lodgify is thin on operations. Housekeeping scheduling, owner statements, trust accounting and team task management are minimal or absent, so a manager past about twenty units generally moves to Hostaway or Guesty. It is a marketing and distribution tool that happens to hold reservations, not a full management platform.

  • The 1.9 per cent booking fee on Starter and Professional applies to direct reservations, the exact bookings you built the site to win, so an owner turning over 200,000 dollars direct pays around 3,800 dollars a year on top of the subscription unless they move to Ultimate.
  • Operations tooling is thin: there is no real housekeeping scheduling, task assignment or owner statement generation, so managers past roughly twenty units outgrow it.
  • Prices shown are annual-commitment rates; paying monthly costs substantially more, which makes the headline figure misleading for anyone unwilling to commit for a year.
  • The website templates are constrained, and heavy design customisation means editing within a narrow theme system rather than having real control over layout or markup.
  • Payment processing is effectively tied to a small set of gateways, so operators in markets without local acquiring support may struggle to take payments in their own currency without extra cost.
