ThinkReservations

Property management and booking system for North American inns, B&Bs and small hotels

As of 31 August 2026, ThinkReservations's pricing is not published; the vendor quotes on request. A US-focused PMS built specifically around the inn and bed and breakfast market, with booking engine, channel management and payments bundled rather than sold as modules. Softwr lists it under Travel. ThinkReservations is available on Web.

Overview

What ThinkReservations does

ThinkReservations is a hosted property management system for independent inns, bed and breakfasts, boutique hotels, vacation rental operators and campgrounds, sold almost entirely in the United States and Canada. It combines a reservation calendar, a direct booking engine, channel connectivity to the major OTAs, integrated card processing, guest messaging and reporting in a single subscription rather than as separately priced modules. The thing that distinguishes it commercially is vertical focus rather than technology. It is built around the operational rhythm of a ten to thirty room inn: breakfast counts, minimum stay rules across weekends and holidays, package and add-on selling, and gift certificates, all of which generic PMS products handle awkwardly or not at all. That focus is also why it has almost no presence outside North America, where tax rules, payment rails and OTA mix differ. Buyers are owner operators who bought an inn and inherited a spreadsheet, and small groups running two to five properties. The trade-off is that pricing is not published, so every prospect goes through a sales call, and comparison against a published-price competitor requires you to extract a quote first. Buyers should ask directly about the term length, any onboarding fee and whether card processing rates are set by ThinkReservations or by the underlying processor.

What people use it for

  • A fourteen room inn moving off a spreadsheet and a phone diary that needs breakfast counts and minimum stay rules handled natively
  • A B&B selling gift certificates and packages that wants them redeemable in the same system that takes the booking
  • An owner of three small New England properties wanting one login and consolidated occupancy reporting
  • A campground or cabin operator needing nightly and multi-night rules plus OTA distribution without buying a separate channel manager

The honest half

Where it falls short

Concrete and checkable, so you can decide whether any of them matter to you. This is the half of a review a vendor will not write about ThinkReservations.

  • No pricing is published anywhere, so you cannot compare it against Cloudbeds or Little Hotelier without first sitting through a sales call and extracting a quote.
  • The product is built for North American operations, so European tax handling, guest registration requirements and local OTA mix are not supported and it is effectively unsellable outside the region.
  • There is no revenue management or dynamic pricing, so rates rely on manual seasonal and day of week rules that go stale unless someone actively maintains them.
  • Payment processing is bundled, which is convenient but means the effective card rate is negotiated inside a software deal rather than shopped separately, and operators rarely check it against a standalone merchant account.
  • There is no native point of sale, spa or restaurant module, so an inn with a dining room runs a second system and reconciles revenue by hand.

Answered, with sources

Questions people ask

Each answer names the page it came from, so you can check it rather than take our word for it.

How much does ThinkReservations cost?

It is not published. Pricing is quoted per property, generally scaled by room count, after a sales conversation.

Is the channel manager an extra subscription?

No. OTA connectivity is part of the platform rather than a separately priced module, which is the main saving against a PMS plus channel manager pairing.

Does it work outside the United States?

In practice no. Tax, payments and support are built around North America.

Can it handle more than one property?

Yes, small portfolios are supported, but it is designed for a handful of properties rather than dozens.
