What Chekin does

Chekin is a guest onboarding platform used by short-term rental operators, hotels and hostels, run from Spain. Guests complete an online check-in before arrival, submitting identity documents and signing rental contracts; the system then verifies identity, registers the stay with the relevant authority, calculates and collects tourist tax, takes deposits and can issue digital keys for self check-in. The reason operators buy it is regulatory rather than convenience. Spain requires accommodation providers to submit guest data to the Ministry of the Interior, Italy requires filing with the Alloggiati Web system, Portugal has SEF reporting and Greece has its own regime. Doing this by hand for every arrival is slow and the penalties for failing are real. Chekin automates the filing, which is a compliance obligation a generic PMS does not cover. That regional grounding is also the limit: outside those jurisdictions the compliance module has nothing to file and the product reduces to a good online check-in form. Buyers are managers with a handful to a few hundred units in southern Europe, plus small hotels wanting self check-in. The trade-off is fee stacking. The subscription is cheap, but deposits carry 1.5% plus EUR 0.30, payments 1.5% plus EUR 0.99, upsells 1%, and the unified inbox takes 10% per transaction. An operator using the money-handling features pays far more than the subscription line suggests.

  • There is a three unit minimum on the published plans, so a single-property host cannot buy the entry tier at the advertised rate.
  • The compliance value is regional; outside Spain, Italy, Portugal and Greece there is often no authority integration to use and the product becomes an ordinary check-in form at a per property price.
  • Transaction fees sit on almost every money-handling feature, including 1.5% plus EUR 0.99 on payments and 10% on unified inbox transactions, so the effective cost is far above the subscription for anyone using them.
  • It is a layer on top of a PMS rather than a replacement, so you are paying a second per property subscription alongside your existing platform and reconciling two sources of guest data.
  • Identity verification and self check-in sit behind the Premium tier and Premium only includes one premium feature, so an operator wanting both verification and digital keys must move to Enterprise.
