Mobile-first maintenance and work order management for frontline teams
As of 30 August 2026, MaintainX has a free plan and paid plans start at $21/user/month. A CMMS built phone-first for technicians who never sit at a desk, with a free tier that is genuinely usable rather than a trial. Softwr lists it under Field Service. MaintainX is available on Web, iOS, Android.
Overview
MaintainX is a computerised maintenance management system built around the phone rather than the desktop. Work orders, asset records, procedures and parts inventory are all handled from a mobile app designed for a technician standing in front of a machine, and the desktop view is the reporting layer rather than the primary interface. That ordering is the product decision that matters. Most CMMS platforms began as desktop databases and added mobile access later, which shows in apps that are cut-down versions of a web screen. MaintainX was built the other way round, and the difference appears in the parts technicians actually use: photo capture on a work order, offline capability in a plant with no signal, and procedure checklists that behave like a form rather than an attached PDF. It is used heavily in manufacturing, facilities, fleet and hospitality, and the free tier is the reason it spreads inside organisations before it is ever purchased centrally. A maintenance lead can run a small team on it without a budget conversation, which is how it usually arrives.
The honest half
Concrete and checkable, so you can decide whether any of them matter to you. This is the half of a review a vendor will not write about MaintainX.
Cross-shopped
Each pairing was judged by two reviewers asking whether a buyer would genuinely weigh the two against each other. The ones that failed were deleted rather than published.

Answered, with sources
Each answer names the page it came from, so you can check it rather than take our word for it.
Yes. It allows unlimited work orders and assets with the full mobile app, and small teams run on it indefinitely. The limits that push teams to pay are procedure templates, preventive maintenance scheduling and reporting.
Both are mobile-first CMMS aimed at the same buyer. MaintainX is generally stronger on procedures and the free tier; UpKeep has a longer history with parts and purchasing. The decision usually comes down to which mobile app the technicians prefer in a trial.
Yes. Offline mode is a core feature rather than an add-on, which matters in plant areas and basements where a web-only CMMS is unusable.
Yes, from the Premium tier. Multi-site asset hierarchies and cross-site reporting are not available on Essential.
On Premium at list, roughly 16,560 USD a year before negotiation. Most of the saving comes from designating occasional staff as requesters rather than full users, so count your true licensed seats before comparing quotes.
