Overview
LoopNet is a commercial property marketplace where owners and brokers list space for sale or lease and prospective buyers, tenants and investors search for free. Acquired by CoStar Group in 2012 for roughly $860 million, it now functions as the public-facing listing layer that feeds exposure both to general searchers and, because of the CoStar ownership, to CoStar own professional subscriber base of institutional investors and corporate real estate teams. The mechanism worth understanding is that a single listing, one payment, reaches two different audiences: the free public searchers on LoopNet itself, and paying CoStar professional subscribers, plus syndication to over 150 other sites. That dual reach is the actual sales pitch to brokers, not the free search feature consumers see. Paid tiers (Silver, Gold, Platinum ad packages) start at roughly $131 a month for Silver and scale up with more prominent placement and additional marketing tools. Buyers are commercial brokers and property owners paying to market listings, not the tenants and investors browsing for free. Because LoopNet and CoStar share ownership, a broker evaluating LoopNet advertising spend is implicitly also buying into the CoStar data ecosystem exposure, which is a meaningfully different proposition than an independent listing site would offer.
