- Each has a real cost: Sirvoy the channel manager is only on the Pro plan, so the Starter plan at €11 cannot connect to Booking.com and many buyers discover this after committing to a workflow.; Uplisting the 100 US dollar monthly minimum means an owner with one or two properties pays roughly fifty dollars per unit, five times the effective rate a twenty-unit manager pays.
- They diverge on capability: Sirvoy covers Commission-free booking engine, Uplisting covers Channel sync.
- Prices and features above were last checked on 31 August 2026.

Where each one falls short
Documented limitations, not opinions. Every one is a constraint you would hit in normal use.
Sirvoy
- The channel manager is only on the Pro plan, so the Starter plan at €11 cannot connect to Booking.com and many buyers discover this after committing to a workflow.
- Each additional property costs €20 per month on top of Pro, and the multi-property view is weak, so small chains end up with several loosely linked accounts rather than one portfolio.
- There is no revenue management or dynamic pricing, so rates must be set and adjusted by hand or through a third-party tool that Sirvoy may not integrate with.
- Reporting is limited to basic occupancy and revenue summaries, which is not enough for a lender, an investor or a serious year on year analysis.
- SMS is charged per message on top of the subscription, and at €0.10 per message on Starter a property sending pre-arrival and post-stay texts to a hundred bookings a month adds a meaningful and variable cost.
Uplisting
- The 100 US dollar monthly minimum means an owner with one or two properties pays roughly fifty dollars per unit, five times the effective rate a twenty-unit manager pays.
- Owner statements and trust accounting are effectively absent, so agencies that must report to and pay property owners need separate bookkeeping alongside it.
- Payments are tied to Stripe for direct bookings, which limits operators in countries Stripe does not serve well or who want to keep an existing acquiring relationship.
- Channel coverage is narrower than the larger platforms: Airbnb, Booking.com and Vrbo are solid but regional OTAs and wholesale distribution are not there.
- Reporting is basic, with limited custom report building, so investors or multi-entity operators typically export data and analyse it elsewhere.

Answered from the vendors’ own pages
Sirvoy: Does the cheapest paid plan connect to Booking.com?
No. Channel management starts on the Pro plan, at roughly four times the Starter price.
Uplisting: Does Uplisting take a percentage of bookings?
No. It charges a flat monthly rate per property and takes no cut of reservation value, including on direct bookings.
Sirvoy: Does Sirvoy take commission on direct bookings?
No. Direct bookings through its engine carry no Sirvoy commission, which is the main financial argument for adopting it.
Uplisting: What is the minimum I can spend?
One hundred US dollars a month, regardless of whether you have one property or five.
Sirvoy: Is there a contract?
No written contract and no setup fee. Billing is monthly or annual, with about 8% off for paying yearly.
Uplisting: Does it do owner payouts and statements?
Not meaningfully. Managers who owe monthly statements to property owners generally run accounting separately or choose Hostaway or Guesty instead.
Sirvoy: What is the practical size limit?
It works well up to roughly thirty rooms. Beyond that the lack of revenue management and group handling starts to bite.
Uplisting: Which channels connect?
Airbnb, Booking.com and Vrbo are the core two-way connections, plus its own direct booking site and Google Vacation Rentals.
