Little Hotelier: If you want the same small-property focus with a stronger channel manager backed by SiteMinder

Low-cost booking and property management system for small independent accommodation
As of 31 August 2026, Sirvoy has a free plan and paid plans start at €11/month. A Swedish-built PMS and booking engine aimed at guesthouses, B&Bs and hostels, priced low enough that a single property owner can run it on a card. Softwr lists it under Travel. Sirvoy is made by Sirvoy Ltd, available on Web, iOS, Android.
Overview
Sirvoy is a hosted property management and reservation system from Sirvoy Ltd, used by small hotels, bed and breakfasts, hostels, campsites and guesthouses. It provides a booking calendar, a commission-free booking engine you can embed on your own site or use as a hosted site, guest correspondence, invoicing and a channel manager for OTA distribution. The distinguishing feature is price transparency at the bottom of the market. Where most PMS vendors quote, Sirvoy publishes a free tier for a single unit, a Starter plan at around €11 per month and a Pro plan at around €41 per month, with no setup fee, no written contract and no commission on direct bookings. That combination makes it one of the few systems a two-room guesthouse can adopt without a sales call. The catch is structural: OTA connectivity is a Pro feature, so the plan most small operators price themselves into does not connect to Booking.com at all. Buyers are owner operators and small chains of one to three properties, disproportionately in Europe, Scandinavia and the UK, who want to cut OTA dependence with a direct booking engine. The trade-off is depth. There is no revenue management, no serious group or corporate rate handling, and reporting is thin. Operators who grow past about thirty rooms or add a restaurant usually outgrow it.
The honest half
Concrete and checkable, so you can decide whether any of them matter to you. This is the half of a review a vendor will not write about Sirvoy.
Cross-shopped
Each pairing was judged by two reviewers asking whether a buyer would genuinely weigh the two against each other. The ones that failed were deleted rather than published.

Each answer names the page it came from, so you can check it rather than take our word for it.
No. Channel management starts on the Pro plan, at roughly four times the Starter price.
No. Direct bookings through its engine carry no Sirvoy commission, which is the main financial argument for adopting it.
No written contract and no setup fee. Billing is monthly or annual, with about 8% off for paying yearly.
It works well up to roughly thirty rooms. Beyond that the lack of revenue management and group handling starts to bite.
