Where each one falls short
Documented limitations, not opinions. Every one is a constraint you would hit in normal use.
Rezdy
- Rezdy, Checkfront and Regiondo have shared an owner since 2023, so an operator running a three-way comparison is choosing between products from one company with one roadmap.
- Every tier carries a percentage booking fee on top of the subscription, so the cheapest plan is the most expensive per booking and the true cost rises with success rather than staying fixed.
- The marketplace is the main reason to be there, and its reseller depth varies sharply by destination; in a market with few connected agents you are paying a distribution premium for nothing.
- Setting up complex products with shared resources across sessions is fiddly, and operators regularly need vendor assistance rather than configuring it unaided.
- Payment processing is layered on top of the booking fee, so the effective take on each reservation is materially higher than the advertised percentage suggests.
Smoobu
- The Flex plan carries a 0.9% fee on every booking, which on an apartment turning over €40,000 a year costs more than the entire annual subscription saving, and the pricing page presents Flex as the cheaper option.
- Pricing is per unit, so a ten unit portfolio pays roughly €31.50 plus nine additional units at about €9.60, and the headline monthly figure covers a single apartment only.
- Write access is charged per account beyond the included seats, so a cleaner, a co-host and an owner all needing to edit bookings turn into a recurring per seat cost.
- There is no trust accounting or owner statement generation, so anyone managing units on behalf of third-party owners has to build payout reporting outside the system.
- Housekeeping and maintenance dispatch is minimal compared with manager-grade platforms, so cleaning coordination happens in WhatsApp or a separate tool once you are past a few units.

Answered from the vendors’ own pages
Rezdy: Who owns Rezdy?
Expedition Software Holding, backed by Vertica Capital Partners, which also owns Checkfront and Regiondo following a 2023 rollup.
Smoobu: Which plan is actually cheaper, Flex or Prepaid?
Prepaid, for almost anyone with real occupancy. The 0.9% booking fee on Flex exceeds the subscription difference once annual revenue passes a few thousand euros.
Rezdy: Does Rezdy charge on direct website bookings?
Yes. The booking fee applies to bookings processed through the platform, including those from your own site, on top of card processing.
Smoobu: How many properties does the entry price cover?
One. Every additional unit adds roughly €9.60 per month.
Rezdy: What is the marketplace worth?
It depends entirely on your destination. Where agent and concierge traffic is significant it is the main reason to buy Rezdy; where it is not, the value collapses.
Smoobu: Does it include dynamic pricing?
Only two months free on the Teams tier. Ongoing dynamic pricing means subscribing to PriceLabs or similar.
Rezdy: How much does it really cost per booking?
Add the tier booking fee, roughly 1.75 to 2 per cent, to your card processing rate, then add the monthly subscription spread across your volume.
Smoobu: Is there a contract?
Billing is monthly, yearly or two-yearly, with 30 days notice required to cancel; longer terms buy 10% or 20% off.
