Where each one falls short
Documented limitations, not opinions. Every one is a constraint you would hit in normal use.
CREXi
- The genuinely useful lead-conversion features, full contact details and priority placement, sit behind PRO subscriptions with unpublished pricing, so the free tier is a lighter product than it first appears.
- CREXi Intelligence is sold as a separate product from PRO listing subscriptions, so a broker wanting both marketing tools and data access is paying two distinct, unpublished prices rather than one bundled fee.
- As a newer entrant against CoStar decades of proprietary data collection, CREXi Intelligence coverage and data quality in less-active markets may not match CoStar depth.
- Auction infrastructure is a differentiator but only useful for sellers actually wanting a bid-based process, which is a minority of commercial transactions.
- Free-tier listings compete for visibility against PRO-tier paid placement, so a broker relying only on the free product accepts lower search prominence than paying competitors.
TenantCloud
- The accounting is categorised income and expense rather than a double entry general ledger, so it will not support trust accounting or the owner statements a licensed third-party manager has to produce.
- Plans are banded by unit count, which means crossing a band boundary by a single unit steps the monthly bill up rather than nudging it, and the bands are where most of the vendor pricing power sits.
- A large share of the vendor economics comes from screening fees, insurance commissions and payment processing rather than the subscription, so the true annual cost depends on volume you cannot see when you sign up.
- Owner reporting is thin because the product assumes the landlord is the owner, which makes it unsuitable the moment you start managing property for someone else.
- Support and product depth trail Buildium and AppFolio noticeably, and the escape route when you outgrow it is a migration to a different vendor rather than an upgrade path within this one.

Answered from the vendors’ own pages
CREXi: Is CREXi really free?
The core marketplace, including unlimited listings, is free. PRO subscriptions and CREXi Intelligence data are separate paid products layered on top.
TenantCloud: Can I use it to manage property for other owners?
Not properly. There is no trust accounting and owner statements are limited, so a licensed manager holding client money should look at Buildium or Rent Manager.
CREXi: Is CREXi Intelligence the same as PRO?
No. PRO is about listing placement and lead tools; Intelligence is a standalone property data product with 153 million-plus records, priced and sold separately.
TenantCloud: Who pays for tenant screening?
Usually the applicant, though the landlord can absorb it. The screening fee is a separate charge from the subscription and is part of how the vendor earns.
CREXi: Does CREXi compete with CoStar or LoopNet?
Yes on both fronts: the marketplace competes with LoopNet for listings, and CREXi Intelligence competes with CoStar and Reonomy for property data.
TenantCloud: What happens when I cross a unit band?
The monthly price steps to the next band immediately, so a portfolio sitting one unit over a boundary pays for headroom it is not using.
TenantCloud: Does it handle commercial units?
Only in a basic way. There is no CAM reconciliation or commercial escalation handling.
