Where each one falls short

Documented limitations, not opinions. Every one is a constraint you would hit in normal use.

Rentec Direct

  • The interface is dated and dense, so onboarding staff who expect a modern web application takes longer and some routine tasks need more clicks than newer competitors require.
  • The mobile applications are limited compared with the browser product, which matters for inspections and maintenance work that happens on site rather than at a desk.
  • The integration catalogue is short and the API is not a selling point, so connecting to an in-house system or a specialist screening or maintenance tool is often not possible.
  • Commercial, HOA and student housing workflows are thin, so a mixed portfolio will need a second system or manual handling for anything that is not straightforward residential.
  • As a small independent vendor the release pace is measured, and there is no partner network of consultants to hire when a migration or a complex configuration needs outside help.

Zillow

  • Leads are frequently sold to multiple agents at once, so an agent is often bidding against competitors for the same buyer rather than buying an exclusive introduction.
  • Reported lead-to-close conversion of roughly 1 to 3 percent means most paid connections do not become closed transactions, and the advertising spend has no guaranteed return.
  • Cost per connection varies heavily by ZIP code and competition, so budgeting is unpredictable and can spike in desirable areas without warning.
  • The agent shown as a contact on a listing is frequently not the listing agent, which has drawn criticism for consumer confusion about who actually represents the seller.
  • Placement is rented, not owned; an agent who stops paying loses visibility instantly, unlike a website or CRM investment that continues to compound in value.

Answered from the vendors’ own pages

Rentec Direct: Does it do real trust accounting?

Yes, in the manager edition: separate trust and operating ledgers, owner draws, statements and management fee calculation, which is what a state licensing audit examines.

Zillow: Do home buyers or sellers pay Zillow?

No. Consumer search, Zestimates and listing browsing are free. Zillow revenue comes from agents and brokers paying for Premier Agent placement and leads.

Rentec Direct: Why is it so much cheaper than AppFolio?

Because it is self-funded and has not been repriced by an investor, and because it does not carry the leasing automation, marketing services and mobile depth that AppFolio charges for.

Zillow: Does the agent shown on a Zillow listing represent the seller?

Not necessarily. Premier Agent placement can show a paying advertiser as the contact even when they are not the actual listing agent.

Rentec Direct: Is the interface a problem in practice?

It is dated rather than broken. Staff who have used other property software adapt quickly; staff who expect a modern consumer web application complain for a fortnight.

Zillow: Is there a cheaper alternative to paid placement?

Zillow Flex offers a pay-on-closing model instead of upfront ad spend in select markets, trading a lower risk of wasted spend for a referral fee on closed deals.

Rentec Direct: Can I manage commercial units in it?

Only basic commercial leases. There is no CAM reconciliation or percentage rent handling.
