Where each one falls short
Documented limitations, not opinions. Every one is a constraint you would hit in normal use.
PriceLabs
- The market dashboard is a separate subscription from the pricing engine, so the widely quoted 19.99 figure is not what most serious users pay per listing.
- The revenue share alternative at one per cent of bookings is a poor deal for high average daily rate properties, where it can cost several times the per-listing price.
- Market data quality collapses in destinations with few tracked listings, which is precisely where an owner has the least pricing intuition of their own.
- It will happily discount to zero margin if the base price and minimum are set carelessly, and the tool does not know your cost base, so an inattentive user can lose money faster than they would manually.
- It prices but does not distribute or manage; you still need a PMS or channel manager underneath, and rate push failures between the two systems are a recurring support burden.
SiteMinder
- Quote-only pricing scaled by rooms and channels, so comparison requires a sales conversation
- A channel manager only, so a property management system is still needed alongside it
- Sync depends on the OTAs at the other end, and their API changes and outages present as your problem
- Setup and channel mapping is more involved than the marketing suggests

Answered from the vendors’ own pages
PriceLabs: What does PriceLabs cost for ten listings?
Around 19.99 US dollars per listing per month at that volume for dynamic pricing, plus about 9.99 per market for the dashboard if you want the competitor data.
SiteMinder: What does SiteMinder cost?
It quotes per property based on rooms and channels and does not publish standard rates.
PriceLabs: Should I take the one per cent revenue share instead?
Only if your average nightly rate and occupancy are low. On a listing earning 40,000 dollars a year the revenue share costs roughly 400 dollars against about 240 for the per-listing plan.
SiteMinder: What does a channel manager actually do?
It keeps rates and availability in step across every booking site, so a room sold on one channel is immediately closed on the others. Without it, double bookings are inevitable.
PriceLabs: Does it work for hotels?
It connects to Cloudbeds and similar systems and is used by small properties, but it is built around rental demand signals rather than hotel segmentation and forecasting.
SiteMinder: Is it a full property management system?
No. It handles distribution; reservations, housekeeping and billing still need a PMS.
PriceLabs: Can I override the algorithm?
Extensively. Base price, minimum and maximum, seasonal profiles and day-of-week adjustments are all directly editable and reusable across a portfolio.
