Overview
Properly is an operations platform for short-term rental turnovers. It builds visual, step-by-step checklists for cleaning, inspection and maintenance, schedules them automatically against reservations pulled from more than fifty booking platforms and property management systems, and requires photographic evidence before a step can be closed. It also runs a marketplace for finding replacement cleaners, and sells managed services on top: remote real-time inspection, guest support and a full cohosting tier. The distinguishing thing is photo proof as a hard requirement rather than an optional field. A cleaner working from a Properly checklist sees a reference photo of how the room should look and must submit a matching photo to progress, which turns an unverifiable claim of completion into a record. That matters commercially because turnover failure is the single most expensive operational event in short-term rental, and because it makes cleaning quality auditable across a workforce of contractors who are not your employees. The checklists work offline and in several languages, which is deliberate given who actually does the work. Buyers are managers with roughly ten to three hundred units running contract cleaners rather than staff, and owners in destinations where the cleaner has never seen the property. The trade-off is that Properly does one job. It is not a PMS, it does not handle guest messaging or distribution, and it adds a per-property cost alongside whatever platform already schedules those cleans imperfectly.
