Survey and civil design CAD sold as a perpetual licence with optional maintenance

As of 1 September 2026, Carlson Software starts at $4450/one-time. Carlson Survey, Civil, Hydrology and GIS, running on bundled IntelliCAD or on AutoCAD you already own. Softwr lists it under CAD. Carlson Software is available on Windows.

Overview

What Carlson Software does

Carlson Software makes desktop CAD for surveyors and civil engineers. The core modules are Survey for field data reduction and drafting, Civil for road and site design, Hydrology for stormwater, GIS for mapping, and Takeoff for earthwork quantities, with SurvCE and SurvPC on the data collector side. The Civil Suite bundles Survey, Civil, Hydrology and GIS and lists at $4,450. The commercially decisive fact is the licensing model. Carlson sells perpetual licences with annual maintenance at roughly ten per cent of the purchase price, and maintenance is optional: skip a year and the software keeps running, you simply do not get updates. Against a competitor charging comparable money every year, the five-year total cost difference is large, and this is the main reason surveying firms move to Carlson from Civil 3D. It also runs either on the IntelliCAD engine included in the price or on top of full AutoCAD if a firm already has it, so a practice can drop its AutoCAD subscription entirely. Buyers are small and mid-sized surveying and civil engineering practices, particularly in North America. The trade-off is ecosystem: Carlson field software supports a wide range of instruments including Leica, Topcon and Trimble hardware, which is a genuine advantage, but the office CAD is a smaller world than Autodesk's, with fewer trained staff on the market, thinner third-party add-ons and less certainty that a client will accept a native file format without translation.

What people use it for

  • A small surveying practice that wants to stop paying an annual Civil 3D subscription and own its CAD outright
  • A firm running mixed instrument brands in the field that needs data collector software not tied to one manufacturer
  • A civil consultancy doing road, site grading and stormwater design without needing an enterprise BIM environment
  • A land development office that renews maintenance only in years when a release actually adds something it needs

The honest half

Where it falls short

Concrete and checkable, so you can decide whether any of them matter to you. This is the half of a review a vendor will not write about Carlson Software.

  • The perpetual licence is a larger upfront cost than a first-year subscription, which is harder to approve for a practice with tight cash flow even though it is cheaper over five years.
  • It is Windows only, so a practice on macOS has to run virtualisation, and there is no browser or mobile design client.
  • Carlson is a smaller ecosystem than Autodesk, so hiring staff who already know it is harder and training time is a real cost when a new surveyor joins.
  • Skipping maintenance saves money but leaves you on an old release, and when a client eventually sends a file from a much newer version the compatibility gap becomes your problem to solve.
  • Pricing is largely sold through resellers with figures varying by dealer and region, so the published $4,450 Civil Suite price is a reference point rather than a firm quote.

Questions people ask

Each answer names the page it came from, so you can check it rather than take our word for it.

Is Carlson a perpetual licence?

Yes. You buy it once and it keeps running. Annual maintenance at roughly ten per cent is optional and only affects updates and support.

Do I need AutoCAD as well?

No. An IntelliCAD engine is included. You can alternatively run Carlson on top of AutoCAD if your practice already licenses it.

Does Carlson field software work with other brands of instrument?

Yes. SurvCE supports total stations and GNSS receivers from several manufacturers, which is one of the main reasons firms choose it.

What does the Civil Suite include?

Survey, Civil, Hydrology and GIS, listed at $4,450.
